Why so many Wayne homes get added to

Wayne was mostly farmland and lakeside summer bungalows until the middle of the last century. During World War II many of those bungalows became year-round homes, and after the war farmland turned into neighborhoods. The population went from about 2,300 in 1920 to about 49,000 in 1970, with the biggest jumps in the 1950s and 1960s.

A town that grew that fast then has a lot of mid-century houses, and a house built in that era usually has fewer bedrooms, smaller bathrooms and a tighter kitchen than a family wants today. That is why an addition is often the better answer than moving: you keep the lot, the street and the schools, and add the rooms you need.

Permits, flood maps and resale rules in Wayne

Wayne’s Building Department states that all construction or modifications to houses, buildings or property need a construction permit. You can apply through the township’s online services portal, and we prepare the drawings and the application for our jobs.

The Passaic River runs through part of Wayne, and the township’s own flood guide explains the floodway and the 100-year and 500-year flood zones shown on FEMA maps. If your lot is near the river or another waterway, we check the flood map before we design the addition, because it can change the foundation, the first-floor height and the permit path.

One more Wayne rule to know if you plan to sell: the township requires a Continued Certificate of Occupancy for the sale and rental of certain residential units, including one- and two-family homes. If you are renovating before a sale, ask the Building Department what it will check.

I would choose him again for another project, and I have referred him to about a dozen people since I've used him. Is he perfect? No...but no one is. He is generous and demonstrates true dedication to you as the owner and to the project, and while many issues and problems and concerns can come up during the project, he is attentive and is able to modify things on the turn of a dime. Omar had numerous occasion to cheat me during the project, with subcontractors offering him kickbacks, and he didn't take any of them. He passed all of the savings onto me, and I confirmed these behind-the-scenes improprieties on the part of the subcontractors twice, and I couldn't believe it!! That people I was paying to help me build my house were trying to cheat me, or that they were trying to work in cahoots with Omar!! It was surprising, although maybe I was naive. But Omar is more honest than I even gave him credit for, and for that, I have kept in contact with him even after all these years, helping him gain customers and clients because he's not only my contractor but he's also become my friend.

    I hired Omar to build my addition a few years back but am I writing my review now since it was kindly requested. After hurricane Ida I called Omar and thanked him for the work he had done 7 years ago because during the hurricane I was one of the only houses in my neighborhood who didn't have a basement flood thanks to Omar's expertise in building! I recall that when building my house he had told me that he was inserting drains all around the basement to prevent flooding, without me even asking for it!     I am a property maintenance manager for a real estate firm. I have contracted Omar for multiple projects with a vast range of skillsets. Anywhere from chimney and roof repair to carpentry and plastering. He did a great job on a particular project in Watertown repairing a slate roof and chimney flashing. Also fixing and painting the water damaged ceiling. All done in a timely fashion.
