The difference

What makes a home custom.

A custom home is designed around one family and built on its own lot. Four things set it apart from a home chosen off a builder’s plan book.

  • No. 01

    Designed for you

The layout starts from how your family lives, not from a standard floor plan. Rooms, flow, ceiling heights and light are decided with you.

  • No. 02

    Built on your land

The house is fitted to your lot, whether that is an open site, a narrow lot with tight access, or a lot cleared by a knock-down.

  • No. 03

    Your materials and finishes

Facade, windows, millwork, stonework, stairs and interior finishes are selected with you and your designer, down to the last detail.

  • No. 04

    One accountable builder

Design coordination, engineering, permits, construction and finish are managed by one team, with a single point of contact.

Our process

From first sketch to keys.

Design, engineering, permits and build, in order, with one team accountable for all of it.

  1. 01

We meet and walk the site

We talk through how you want to live, your lot and your goals, so we understand what you are building before any drawings are final.

  2. 02

    Design and drawings

We work with your architect and interior designer. If you already have drawings, we review them and recommend improvements before pricing.

  3. 03

    Engineering and permits

Structural engineering, approvals and permits are handled as part of the build, so nothing starts on site before it should.

  4. 04

    Foundation, framing and systems

Excavation and foundation come first, then framing, electrical and plumbing, with inspections along the way.

  5. 05

    Finishes and final walkthrough

Interior finishes, millwork, stairs and exterior details are completed, and we walk the finished home with you.

The work

Custom homes we’ve built.

Real homes for real families. More projects will be added here as they are documented.

Clifton, Passaic County

A 7,800 sq ft Clifton home, completed in 7.5 months.

After relocating from New York City, these clients wanted an experienced builder for the extensive additions and remodeling of their new home. Working with interior designer Ruba Hrieb, we brought their vision of a modern, contemporary yet classic design to life, with intricate structural work and a 1,500 square foot addition.

Inside, the home is classic contemporary with a touch of Pakistani influence. Outside, it is modern yet timeless, blending with the neighborhood while still reflecting the character within.

Passaic Park, Passaic County

A new house in Passaic Park, after an earlier contractor let the family down.

Avi Pruzansky wrote that an earlier contractor had let his family down, and that we “came in to save the day” and built their new house. A second Passaic Park client, Nathan Friedman, shared project photos from framing through the finished stucco home, with the words “Excellent work!”

Your lot

Building on your lot, or knocking down and rebuilding.

Some clients own an empty lot. Many do not: they own a house in a town they love that no longer fits how they live. A knock-down rebuild keeps the address and the neighborhood and replaces everything else, from the foundation up.

In Nutley, a client came to us with architect’s drawings. We reviewed them, recommended several improvements and priced the job: demolition, excavation, an expanded footprint and a rebuild from the foundation. Our new construction page covers when a rebuild beats renovating.

Timeline

How long a custom home takes, and what moves it.

Our 7,800 square foot Clifton residence, including a 1,500 square foot addition, was completed in 7.5 months. That is one project, not a promise for yours.

What changes the schedule on any custom home:

  • The size and complexity of the design
  • Engineering, permits and the approvals your town requires
  • How quickly selections and decisions are made
  • The site, including tight access, slopes and what must be demolished first

We would rather give you a schedule built on your actual plans than a generic range.

FAQ

Custom home questions.

What is a custom home?

A custom home is designed for one family and built on that family’s own lot, rather than chosen from a builder’s existing plans. Layout, materials, finishes and details are decided with you. That is different from a production home, where the plans are repeated across many lots.

How long does it take to build a custom home?

It depends on the size and complexity of the design, the permits and approvals your town requires, and how quickly selections are made. Our 7,800 square foot Clifton residence, with a 1,500 square foot addition, was completed in 7.5 months. We do not quote a generic range, because a schedule is only reliable once we have seen your plans.

Do I need an architect before I call?

No. Many clients arrive with drawings, and we review them and suggest improvements, as we did for a Nutley homeowner who had already commissioned an architect. If you are earlier in the process, call us and we will talk through how to get from an idea to a set of plans.

Do you handle permits and inspections?

Yes. Permits, inspections and the coordination of the trades are part of how we run a build, so you have one team and one point of contact from approvals through the final walkthrough.

Can you build on a narrow lot or a site with tight access?

Yes. One of our Jersey City clients wrote that we handled the challenge of moving supplies and equipment through a narrow access point with remarkable skill. Tight sites change how a build is staged, so tell us about access early.

Can you knock down my existing house and rebuild?

Yes. In Nutley we handled demolition, excavation, an expanded footprint and a rebuild from the foundation up. Whether that makes sense for your house is a question we can look at together; we explain the trade-offs on our new construction page.

Who actually builds the home?

Our own in-house team, not a rotating list of outside contractors. Omar Construction has been building in New Jersey since 1990 and is licensed and insured (NJ #13VH09340700).

What does a custom home cost?

We do not publish a price per square foot, because cost depends on the size, the design, the materials you choose and the site. The most useful first step is a conversation about your plans and budget. Call 973-418-6375 or send us your project details.
