Choosing a general contractor is one of the most important decisions a homeowner makes. The right contractor turns your plans into a finished home. The wrong one leads to delays, cost overruns and regret. Whether you are building a custom home, adding on, or renovating, the same few checks apply.

The short checklist: what to look for

Hiring the wrong contractor is one of the most expensive mistakes a homeowner can make. Before you sign anything, check these six things.

  1. Experience and a track record in your area. Choose a contractor with decades of proven work near you. Omar Construction has been building and renovating homes in New Jersey since 1990, more than 35 years.
  2. A license and insurance you can verify. Never hire an unlicensed or uninsured contractor. Ask for the license number and for the actual certificate of insurance. We are licensed and insured: NJ #13VH09340700. Our Why Hire Omar Construction page has a longer seven-point checklist you can use on any contractor, including us.
  3. Knowledge of your town’s codes and permit process. A contractor who works in your region will know what your town’s building department asks for, which prevents costly delays. More on this below.
  4. Real finished projects. Ask to see real work, not stock photos. Our portfolio includes custom homes, a two-unit luxury townhouse, second-floor additions, kitchen and bath remodels and large renovations, and our client reviews come from homeowners we have built for.
  5. A clear, honest estimate in writing. The best contractors listen first. We begin every project with a one-on-one consultation: we listen to what you need, talk through design options, and give you a clear, honest estimate before any work begins. Whoever you hire, the written agreement should spell out the scope of work, materials, schedule and payment terms.
  6. A straight answer about who will be in your home. Ask whether the contractor uses their own crew or subcontracts the work out. Ours is an in-house team, not subcontracted out.

Why local codes and permits matter

In New Jersey, building requirements and permit processes differ from town to town, and homes range from century-old Colonials to mid-century ranches to new builds. A contractor who knows the rules in your town saves you time and money, because the permit, the plans and the inspections all line up the first time.

Omar Construction is based in Clifton, NJ and has worked in towns across North Jersey for more than 35 years. We handle the permits and inspections, and every project is built to your town’s code.

Hiring a custom home builder

Building a custom home is one of the most personal investments you will ever make. You need a builder who listens, understands how you live, and can carry out a complex design without cutting corners.

Omar Construction builds custom homes from the ground up, working directly with homeowners and interior designers, including a collaboration with designer Ruba Hrieb. Two real examples:

  • A 7,800 sq ft residence in Clifton, NJ with a 1,500 sq ft addition and a full interior build-out, finished in 7.5 months.
  • A two-unit luxury townhouse, built from the ground up in 4 months.

A custom build covers every phase: site evaluation and architectural planning, foundation, framing, electrical, plumbing, interior finishing and the final walkthrough. When you interview builders, ask them to walk you through each phase and tell you who is responsible for it.

  • Can I visit or see photos of homes you have finished that look like mine?
  • Who is my day-to-day contact, and how often will I get updates?
  • How are changes during the build priced and approved?

Hiring a contractor for a home addition

An addition is a major investment, and the new structure has to join the existing house seamlessly. That takes real structural knowledge, especially in older homes. Look for a contractor with a history of additions like yours, and ask how they will tie the new framing, roof and systems into what is already there.

Our home addition work includes first-floor extensions, second-story additions, bump-outs, in-law suites, sunrooms and full-scale expansions that add livable square footage. Speed and quality do not have to be a trade-off. Some real timelines from our own projects:

  • A second-floor addition: the exterior finished in 21 business days, and the full interior in another 14 days.
  • Another addition: completed in 38 business days from start to finish.

Every home is different, so we give you a realistic timeline before we start. Every addition is built to local code and has to pass the required municipal inspections.

Hiring a contractor for a renovation

Whether you are updating a dated kitchen, turning a bathroom into a spa-like retreat or planning a whole-home renovation, the contractor decides how the result looks and how it holds up behind the walls.

Our renovation work includes kitchen remodeling with custom cabinetry and premium countertops, bathroom remodeling with walk-in showers, soaking tubs and high-end fixtures, basement finishing, reconfiguring living space, and structural remodeling. If you are planning both rooms, see kitchen and bathroom remodeling, or our overview of whole-home remodeling.

Every renovation starts with a detailed consultation and a clear timeline, so you know what to expect from day one.
