Knock down and rebuild

Knock-down and rebuild: when it beats renovating.

A rebuild makes sense when the existing structure limits what the house can become, so renovating or adding on would mean working around a layout or foundation you do not want to keep. We look at the foundation, the framing, the lot and your goals before recommending it.

In Nutley, homeowner Jon Schnabel started with architect’s drawings he had commissioned. We reviewed them, recommended several improvements and prepared a detailed proposal. The job included demolition, excavation, expanding the footprint of the original home, and rebuilding everything from the foundation. His words: “They have built me a home that I plan to live in and enjoy for many years.”

Residential

Residential new construction.

For a new house, we run the whole build: foundation, framing, mechanical systems and finishes, with inspections along the way. We have built new homes for clients in Passaic Park and Jersey City. Avi Pruzansky wrote that we came in after an earlier contractor let the family down, and built “our beautiful dream home.”

If the home is fully designed around your family, from the facade to the finishes, see our custom home building service.

Commercial

Commercial new construction.

Commercial construction is one of our key services. A new commercial building is run the way we run a home: one licensed contractor, one in-house team, one schedule, with permits, inspections and the trades coordinated for you.

Read more about how we approach it on our commercial construction page.

Before the walls go up

Site work, utilities and permits.

Ground-up work starts below grade. Demolition (when there is a house to remove), excavation, the foundation and the connection to the site’s utilities all come before framing, and each step has its own approvals and inspections.

  • Permits and inspections are managed as part of the build
  • Tight access and difficult lots are planned for up front. In Jersey City we built through a narrow access point
  • The same team that excavates the lot frames and finishes the house

Looking for one contractor to coordinate all of it? See our general contracting service.

I chose Omar Construction as the general contractor for a total renovation of my home. I couldn't have been more pleased with that decision. From the beginning of the project to completion, Omar and his team of highly skilled tradesmen did a fantastic job! Starting with a set of architect's drawings that I had previously commissioned, Omar reviewed them, recommended several improvements, and prepared a detailed proposal. The job included demolition, excavation, expanding the footprint of the original home and rebuilding everything back up from the foundation. Omar was very open and communicative during the entire process so I always knew exactly what was being done, why and how it would be accomplished in the most cost efficient manner. Omar has a list of reliable, expert tradesmen who he has worked with for many years. They all did outstanding work, on schedule and at a reasonable price. He and his team have the experience and specialized skills to accomplish any construction project, large or small. They have built me a home that I plan to live in and enjoy for many years. He has my highest recommendation.

Omar Construction built us a truly beautiful home and were an absolute pleasure to work with from start to finish. Their professionalism, craftsmanship, and dedication went far beyond our expectations. Even with the challenge of transporting supplies and equipment through a narrow access point, they handled it with remarkable skill and determination. We cannot recommend them highly enough. Truly the best builder ever!

FAQ

New construction questions.

What counts as new construction?

New construction means building something new from the ground up: a new house on an empty lot, a new house after the old one is demolished (a knock-down rebuild), or a new commercial building. It is different from a renovation or an addition, which work within an existing structure.

Should I renovate, add on, or knock down and rebuild?

It depends on the existing structure and what you want from the finished home. We look at the foundation and framing, the lot, and your plans together. For one Nutley homeowner, the answer was demolition, excavation, an expanded footprint and a rebuild from the foundation up.

Do you build from my architect’s drawings?

Yes. We review drawings before we price them and recommend improvements where we see them, as we did for the Nutley homeowner. If you are earlier in the process, call us and we will talk through the next step.

Do you handle demolition, excavation and permits?

Yes. Demolition, excavation and the foundation are part of a ground-up build, and permits and inspections are managed as part of the job, so you deal with one team.

Can you build on a lot with difficult access?

Yes. A Jersey City client wrote that we handled moving supplies and equipment through a narrow access point with remarkable skill. Access changes how a site is staged, so mention it when you first call.

Do you build commercial buildings?

Yes, commercial construction is one of our key services, delivered by the same in-house team and under the same licensed contractor as our homes. Our commercial construction page explains how we approach it.

How long will new construction take?

It depends on the size, the design, permits and approvals, and the site. For reference, our 7,800 square foot Clifton residence, which included a 1,500 square foot addition, was completed in 7.5 months. We give a schedule once we have seen your plans rather than quoting a generic range.

Who does the work?

Our own in-house team. Omar Construction has been building in New Jersey since 1990 and is licensed and insured (NJ #13VH09340700).
