A total renovation, from the owner’s drawings
Jon Schnabel hired us as general contractor for a total renovation of his Nutley home. He began with architect’s drawings he had already commissioned; we reviewed them, recommended several improvements and prepared a detailed proposal.
The job included demolition, excavation, expanding the footprint of the original home and rebuilding everything from the foundation up. In his Google review he wrote that the project was completed ahead of schedule and on budget, and in his Houzz review that he always knew what was being done, why and how.

Essex County is made up of 22 municipalities, and we serve all of them. The permit comes from the town where the house stands, and zoning limits differ from town to town, so we check your town’s requirements before we price the job.
Historic districts and design review
Some towns have historic districts or design review that can add a step before permits are issued. We ask early whether your property is affected, because it changes the schedule.
Flood zones near the river
Parts of some Essex County towns near the Passaic River lie in FEMA-designated flood zones. Building or rebuilding there can add elevation and engineering requirements before permits are issued, so we raise it at the first visit.

He passed all of the savings onto me, and I confirmed these behind-the-scenes improprieties on the part of the subcontractors twice, and I couldn't believe it!! That people I was paying to help me build my house were trying to cheat me, or that they were trying to work in cahoots with Omar!! It was surprising, although maybe I was naive. But Omar is more honest than I even gave him credit for, and for that, I have kept in contact with him even after all these years, helping him gain customers and clients because he's not only my contractor but he's also become my friend.

The steps are the same on a small job and a large one; what changes is how many each job needs.

We walk the property with you, listen to what you want built or changed and look at how the existing house is put together.

Plans
We review your architect’s drawings or help you get to a set of plans, and tell you what we would change before anything is priced.

Proposal
A detailed written proposal sets out the scope, so you know what is included.
- 04
Permits
We file with your town’s construction office. In New Jersey the permit is issued by the municipality under the state’s Uniform Construction Code, and a plan that goes past a zoning limit needs the town’s zoning board first.

Build
Our in-house team builds trade by trade on one schedule, and you are told what is being done and why.

Inspections
The town inspects at the required stages. We schedule them and see the work through.

Final walkthrough
We walk the finished project with you, finish the last details and clean up.
