A township built up a mountain
West Orange is not flat. Downtown sits in a low basin along the eastern border, and the land climbs the First Watchung Mountain, with views toward Newark and the New York skyline, then drops and rises again along the Second Mountain. Past the ridge along Prospect Avenue, much of the township is made up of postwar suburbs.
That terrain shapes the work. On a sloping lot, an addition is as much about the ground as the floor plan: where the foundation steps, how the grade is handled, and how the new rooms connect to the old ones. We look at the lot first, then draw.
Houses from every era, and why they get added to
The housing mix is wide. The First Mountain has Victorian, Jazz Age and Tudor-style houses and large estates, including Llewellyn Park, laid out in the 1850s and described as America’s first planned community. Neighborhoods like Pleasant Valley and Pleasantdale are mostly postwar suburban houses with pockets of older Victorian homes. The township counted 17,612 homes in the 2010 Census.
Older and postwar houses tend to have the same limits: few bedrooms, small bathrooms, closed-in kitchens. A second-floor addition or a rear extension lets a family keep the street and the yard and still get the space. A kitchen or bathroom remodel inside an older house takes care with what is behind the walls, which we open and look at before we commit to a plan.
In an older house, the goal is an addition that reads as part of the original house, with matching rooflines, trim and materials, instead of a box added on the back.
Permits and zoning in West Orange
The Building & Construction Code Enforcement office, part of the township’s Planning & Development department, issues building, electrical, plumbing and fire permits and does the inspections. It also requires zoning approval for things like additions, decks, fences, pools, sheds and driveways, and asks for a property survey and, where it applies, scaled architectural plans for the zoning review.
One change to plan around: the office says inspection requests are no longer accepted over the phone. They go in through the township’s Inspection Request Form. We handle that as each stage of a job is ready, along with the drawings and permit applications.

Omar is honest, sincere and kind. He's very helpful and encourages discussion, and he's warm and friendly. The experience was one of a kind. I would choose him again for another project, and I have referred him to about a dozen people since I've used him. Is he perfect? No...but no one is. He is generous and demonstrates true dedication to you as the owner and to the project, and while many issues and problems and concerns can come up during the project, he is attentive and is able to modify things on the turn of a dime. Omar had numerous occasion to cheat me during the project, with subcontractors offering him kickbacks, and he didn't take any of them. He passed all of the savings onto me, and I confirmed these behind-the-scenes improprieties on the part of the subcontractors twice, and I couldn't believe it!! That people I was paying to help me build my house were trying to cheat me, or that they were trying to work in cahoots with Omar!! It was surprising, although maybe I was naive. But Omar is more honest than I even gave him credit for, and for that, I have kept in contact with him even after all these years, helping him gain customers and clients because he's not only my contractor but he's also become my friend.

Can you add a second floor to a house in West Orange?
Yes, second-floor additions are one of our main jobs. We check the structure, plan how the new floor is carried down to the foundation, and confirm the zoning rules for your lot before we price it. West Orange requires zoning approval for additions, and we prepare that with the permit application.
Does my West Orange addition need zoning approval as well as a building permit?

It changes how we build more than what we can build. Grade affects the foundation, drainage and the way the addition connects to the house, so we look at the lot in person first.
Who schedules inspections in West Orange?
